PMG is betting that Brickell no longer separates work from home, and 120 Signature Residences Brickell is the tower built to prove it. Every one of its residences comes with a deeded office suite, sold together as one live work concept in the middle of Miami's financial district. The project, also marketed as One Twenty Signature, sits at 120 SW 8th Street on a 1.15 acre site PMG acquired in spring 2022 for $53 million.

Design comes from Sieger Suarez Architects, interiors from Cotofana Designs, and construction from Juneau Construction Company, which broke ground in May 2025 after PMG secured $413 million in construction financing. Completion is expected in 2028, and the condo tower sold out its residences within a year of launch.

Key Facts

• Address: 120 SW 8th Street, Brickell, Miami
• Developer: Property Markets Group (PMG)
• Architect: Sieger Suarez Architects
• Interiors: Cotofana Designs
• Concept: 459 residences, each delivered with a deeded office suite
• Layouts: Studios to three bedrooms, 451 to 1,395 square feet
• Pricing: Reported from the $600s at launch
• Financing: $413 million construction loan secured April 2025
• Broke ground: May 2025
• Delivery: Expected 2028
• Amenities: 60,000+ square feet including pickleball court, sky bar, infinity edge pool, wellness center
• Sales gallery: Grand opening held September 17, 2026

The Live Work Concept

Brickell filled with remote workers and founders who used to commute to an office. The deeded office suite answers that shift: a separate, lockable private office that comes with the residence, wired with its own Wi Fi, furnished with a desk, chair, and guest seating. Owners can run a business from it, host clients in it, or hand it to an assistant.

This is not a den or a bonus room. Because the office is deeded separately, it carries its own value and its own flexibility. Residences can be rented daily, weekly, or monthly, while the office suites follow a six month minimum. Investors can lease the home short term and the office longer term, or occupy one and rent the other. In a district where towers like Una Residences compete on waterfront views and prestige, 120 Signature competes on utility.

Brickell Location

120 SW 8th Street puts residents one block from the Brickell Metro Mover and a short walk to the Metrorail, with Brightline access nearby for trips to Fort Lauderdale and West Palm Beach. Brickell City Centre, Mary Brickell Village, and the bayfront are all within easy reach. The tower overlooks the Brickell and Downtown Miami skylines and Biscayne Bay.

PMG's Track Record

PMG is a national developer with deep South Florida roots, known for large scale mixed use projects delivered across cycles. The $413 million construction loan from an Ares Real Estate fund alongside Monarch Alternative Capital was one of the largest in South Florida in 2025, which tells you how lenders view the sponsor. PMG Residential led sales in house, and the condo tower reached full sellout within a year of launch.

Residences and Amenities

Homes arrive fully finished and furnished with smart home technology and kitchens outfitted by Italkraft and Miele. Studios start around 451 square feet and three bedroom layouts run to 1,395 square feet, so the tower reads more pied a terre than family compound. The 60,000 plus square feet of amenities include a pickleball court, sky bar and lounge, cafe and juice bar, infinity edge pool, and a wellness and fitness center with steam, sauna, and treatment rooms. A second tower on the same podium adds 537 rental residences operated by Sentral, plus more than 10,000 square feet of retail.

Investment Angle

The flexible rental policy is the pitch for investors: daily, weekly, and monthly stays allowed on the residences, which opens the full short term rental market that many Brickell condos restrict. Combined with an entry point in the $600s, the project positioned itself as the most accessible way to own new construction in Brickell with real rental optionality. With the tower sold out and construction underway toward a 2028 delivery, the resale and assignment market is where the action is now.

Frequently Asked Questions

What is the office suite concept here?

Each residence is sold together with a deeded office suite: a separate lockable private office with its own Wi Fi, desk, chair, and guest seating. It is deeded, not just a bonus room, and it follows a six month minimum rental term while residences can be rented daily, weekly, or monthly.

When will the tower be finished?

PMG broke ground in May 2025 and completion is expected in 2028, with the first quarter of 2028 cited at launch.

How big are the homes?

Studios to three bedrooms ranging from 451 to 1,395 square feet, delivered fully finished and furnished with smart home technology.

Can owners rent their units short term?

Yes. The rental policy allows daily, weekly, and monthly stays for residences, which is more flexible than many Brickell condo buildings.

Who is building the project?

PMG is the developer, Sieger Suarez Architects designed it, Cotofana Designs handled interiors, and Juneau Construction Company is the general contractor.

How does it compare to other new Brickell towers?

Most new Brickell towers compete on views, services, or brand names. This one competes on function: the deeded office suite and flexible rentals make it the live work option in the district. Buyers choosing between prestige addresses like 830 Brickell and this project are really choosing between a headquarters address and a home office that pays for itself.
