Vertical construction at South Flagler House began in 2024, the towers topped out in November 2025, and completion is anticipated in 2027. Financing includes a $475 million Bank OZK senior loan plus $125 million in mezzanine financing from GoldenTree and TZ Capital. At this level, have counsel review the deposit schedule — typically 20% at signing with milestone payments — and the outside delivery date.
The company Stephen Ross launched in 2024 after spinning off Related Companies' southeastern division, with a mission to make West Palm Beach the "Wall Street of the South."
