72B Miami Beach is the project that grew up and got a new name: the 20-story, 125-residence luxury tower Lefferts is building at 600 72nd Street is now being marketed as 72 Carlyle — the developer's third North Beach condominium after the sold-out 72 Park across the street. Developed by a joint venture of Lefferts, GFO Investments, MMG Equity, and Cohen — with investors including Pasquale DeBenedictis and Alex Solovey — and designed by Arquitectonica, the 239,400-square-foot tower brings larger-format luxury to a neighborhood that has been dominated by efficient pied-à-terre product.

The residences average around 1,200 square feet — nearly double the typical new North Beach unit — with 10-foot ceilings, sleek kitchen cabinetry, stainless steel appliances, and expansive terraces. The amenity program spans 45,000 square feet of indoor and outdoor space: a resort pool, pickleball court, half-court basketball, spa, lounge, state-of-the-art fitness center, and lush landscaping, with private pools for the penthouse units. Ground-floor commercial space is earmarked for food-and-beverage concepts, and Douglas Elliman Development Marketing handles exclusive sales. Groundbreaking was targeted for 2024 with completion expected in 2027.
72B Miami Beach was the project's working name during planning and Design Review Board approvals. As sales launched, the developer rebranded it 72 Carlyle — a more marketable identity for the 20-story tower at 600 72nd Street. Same site, same development team, same Arquitectonica design; the name is the only thing that changed.
At an average of roughly 1,200 square feet, the 125 residences at 72B Miami Beach are substantially larger than the typical new-construction offering in North Beach, where 400- to 600-square-foot units are common. The larger formats — with 10-foot ceilings and generous terraces — target full-time residents and second-home buyers who want real living space, not just a beach crash pad.
72B Miami Beach's 45,000-square-foot amenity program includes a resort-style pool, pickleball court, half-court basketball, spa, residents' lounge, fitness center, kids' playrooms, a coworking lounge, and an outdoor screening room — plus a bar and lounge with indoor-outdoor seating. Penthouse units get private pools, and the ground floor will host curated food-and-beverage retail.
A joint venture led by New York-based Lefferts is developing 72B Miami Beach — the firm behind 72 Park and Palma in the same neighborhood — with Miami's GFO Investments and MMG Equity, plus Cohen, and investors Pasquale DeBenedictis and Alex Solovey. The ownership group assembled the 1.6-acre site over two decades of transactions totaling $14.3 million before winning unanimous Design Review Board approval.
72 Park was Lefferts' first North Beach tower — 22 stories of efficient, rental-flexible units that sold out. 72B/72 Carlyle is its larger-format sibling: fewer, bigger residences aimed at a more residential buyer, with Arquitectonica (rather than Built Form) on the design. Together with Palma, the three towers form Lefferts' four-project plan to remake the blocks south of Surfside.
Groundbreaking for 72B Miami Beach was slated for 2024 with completion expected in 2027. The project sits in North Beach just south of Surfside — a corridor where Lefferts alone has committed more than a billion dollars of development over the past several years.
Bringing in Arquitectonica — the Miami-born international firm — was a statement of intent. Where 72 Park's Built Form design leaned efficient and contemporary, the 72B tower gets Arquitectonica's more sculptural treatment across a 239,400-square-foot envelope that includes a parking pedestal and 45,000 square feet of amenities. It's the flagship-scale design the project's larger residences demand.
The rename from 72B to 72 Carlyle reflects how far the project has come since its 2023 Design Review Board approval: from a planning designation to a launched luxury brand with Douglas Elliman selling residences priced from $1.8 million. Buyers researching either name should know they're the same tower — and the site's dedicated 72 Carlyle page carries the project's latest positioning.
