Seven Broadway Residences Brickell

Seven Broadway is the boutique answer to Brickell's mega towers. Seven Broadway Residences Brickell

Seven Broadway is the boutique answer to Brickell's mega towers. Where most new Brickell projects hold 300 to 500 residences, this 54 story tower by Ytech holds just 113, and the smallest of them starts at 1,380 square feet. It rises at 41 and 75 SW 15th Road in South Brickell, on the street locals call Broadway, across from the green canopy of Simpson Park and a short walk from Brickell Avenue.

The project won unanimous approval from the City of Miami Urban Development Review Board in July 2025, as Ytech announced, and the site has been in demolition since. Ytech, led by CEO Yamal Yidios, assembled the roughly 0.3 acre triangular site for about $8.2 million and secured $19.5 million in predevelopment financing from Israel Discount Bank. The design is by Kohn Pedersen Fox, the firm behind One Vanderbilt and 30 Hudson Yards in New York, and landscaping is by Enea. Seven Broadway is Ytech's second Brickell tower, following The Residences at 1428 Brickell, its solar facade tower now under construction a few blocks north.

The residences run one to three bedrooms from 1,380 to 5,932 square feet, topped by three full floor penthouses on levels 46 through 48. Amenities gather high in the building, with a resident exclusive 50th floor level holding a lounge, a rooftop terrace facing Brickell and Biscayne Bay and a rooftop pool, and further amenity space on levels 8 and 49. There is no retail at the ground floor; the base is given to the residential lobby and parking for 193 cars using mechanical lifts, a practical answer to a tight triangular lot crossed by an FAA height transition.

That park front setting is the daily luxury here. Simpson Park preserves a piece of native hardwood hammock in the middle of the financial district, and Seven Broadway's upper floors look over it to the bay. The Financial District Metrorail station and the Metromover are minutes away, and Brickell Avenue's dining and office towers begin at the end of the street. Ytech has not announced a construction timeline or public pricing, and the residences are planned for sale as luxury condominiums.
