Ocean Terrace Residences is North Beach's once-in-a-generation answer to what happens when a global developer, a starchitect interior studio, and two legendary landscape designers commit to one oceanfront block. Conceived by Witkoff with Ocean Terrace Holdings, the 20-story tower rises between 74th and 75th Streets with 350 feet of direct Atlantic frontage — pairing just 52 private condominiums with 24 turn-key Resort Residences and a 42-key boutique hotel carved from restored historic fabric.
The design team reads like an industry shortlist: classically inspired interiors by RAMSA (Robert A.M. Stern Architects), a sculptural glass exterior by Revuelta Architecture International, and botanical environments by Enzo Enea and Raymond Jungles. Floorplans span 1,461 to over 11,493 square feet in one- to five-bedroom configurations, with 10-foot ceilings, custom white oak cabinetry, and deep signature terraces. Completion is set for 2029, with pricing from $6.3 million to over $18 million for penthouse estates.
The 52 private condominiums at Ocean Terrace Residences are full-ownership luxury homes with private or semi-private elevator entries, Parquet de Versailles white oak floors, and Gaggenau appliances. The 24 Resort Residences are fully furnished one- to four-bedroom homes designed as condo-hotel units — you can live in them full time or place them in the hotel booking program for revenue when you're away, with prices starting around $3.5 million.
Witkoff, the New York-based developer behind Manhattan landmarks like 150 Charles Street and Tribeca's 111 Murray Street, in partnership with Ocean Terrace Holdings, the joint venture of Alex Blavatnik and Sandor Scher. The same Witkoff team is redeveloping the historic Shore Club a few blocks south. Sales and marketing for Ocean Terrace Residences are handled by Douglas Elliman Development Marketing.
Residents of Ocean Terrace Residences gain access to a private members' club woven through the 50,000-square-foot podium deck connecting all four Ocean Terrace properties: a sunset lounge and signature restaurant, a rooftop bar with an herb garden, and a dedicated spa level. An 18,000-square-foot indoor amenity suite adds a wellness center and a 75-foot sunrise lap pool.
Adjacent to the residences, a five-acre public park designed by Raymond Jungles integrates green space, public art, and community programming into the beachfront site. The landscaping throughout the project is curated by both Jungles and Enzo Enea — famous for his Zurich Tree Museum — with a morning garden featuring Enea-designed water features and a preserved Art Deco artifact at the porte-cochère.
Every primary suite and great room faces east with unobstructed Atlantic Ocean views, thanks to the building's full-block position between 74th and 75th Streets. Deep signature organic-form terraces extend the living spaces outdoors, and west-facing vantage points capture parkland and the Miami skyline. All primary suites and great rooms are oriented for sunrise over the water.
Completion of Ocean Terrace Residences is anticipated in 2029. The North Beach location puts residents minutes from the luxury retail of Bal Harbour and the dining and nightlife of South Beach, with private beach services steps from the lobby.
It is rare for one project to pair RAMSA's classically detailed interiors — parquet de Versailles floors, custom moldings, pre-wired window treatments — with Revuelta's fluid modernist glass architecture on the same tower. Add Enzo Enea's museum-caliber botanical work and Raymond Jungles' native Florida planting palette, and the building reads as a deliberate statement that North Beach deserves the same design firepower as South Beach's billionaire row.
The 24 Resort Residences at Ocean Terrace Residences occupy their own tower above curated street-level retail at Ocean Terrace Residences, with a dedicated porte-cochère, an Art Deco-inspired lobby, a signature oceanfront restaurant, and a rooftop terrace with an herb garden. Structured as condo-hotel units, they let owners enjoy a fully furnished beach home with full hotel services — and earn income through the hotel booking program when they're not in residence. For buyers weighing this against the broader Ocean Terrace master plan, the Resort Residences are the most flexible ownership option.
