Virgin Brickell at 1040 South Miami Avenue pairs a 250 room Virgin hotel with 150 furnished rental residences in a 40 story tower by Blue Jay Capital and BLUR Workshop.
Virgin chose its own hometown for a first. Virgin Hotels is headquartered in Miami, and its Brickell tower at 1040 South Miami Avenue is the brand's first mixed use residential project anywhere, a 40 story hotel with 15 floors of furnished rental residences stacked into the same building. The residences are not condos. They are 150 micro and co living homes, run by the developer, with full access to the hotel around them.

The developer is Blue Jay Capital, the Key Biscayne firm led by Eric Soulavy, and the architect is BLUR Workshop. The plan pairs 250 hotel rooms, called chambers in Virgin speak, with residences that start under 400 square feet and climb to four bedroom co living apartments. Every residence comes furnished, has its own entrance, and plugs into the hotel's shared spaces, which is the whole point of the co living experiment.
The amenity list reads like a Virgin checklist. The Commons Club restaurant and social club, a beer garden with live music, a spa, more than 15,000 square feet of event space, a three story terraced rooftop with a pool, and the Funny Library Coffee Shop, a communal work space pouring Laughing Man coffee, the brand Hugh Jackman co founded. A car elevator handles parking, and the brand's no nickel and diming policy means free WiFi and no resort fees.
The timeline is the honest catch on this page. Announced in 2019 with a 2023 opening, the project has moved slowly, and brand reporting now points to a 2026 opening. The site sits steps from Brickell City Centre, in the middle of the financial district the tower was designed to serve, surrounded by the banks and offices along Brickell Avenue. When it opens, Virgin Brickell will test whether Miami renters want a hotel's social life built into their lease.
The tower also lands in the middle of Virgin's wider Miami footprint. Virgin Voyages sails from Terminal V at PortMiami, about two miles north, Virgin Atlantic flies into Miami International, and Virgin Hotels itself is headquartered in the city, which is why executives called this opening a milestone years in the making. No rents have been published for the residences yet.
For rent. The 150 residences are furnished rental homes operated by Blue Jay Capital, ranging from micro units under 400 square feet to four bedroom co living apartments, all with access to the Virgin hotel's amenities.
Blue Jay Capital, a Key Biscayne firm led by Eric Soulavy, is the developer. Virgin Hotels manages the 250 room hotel, and BLUR Workshop is the architect.
The project was announced in 2019 with a 2023 opening target. That date has slipped, and current brand reporting points to a 2026 opening for the hotel and residences.
Residents share the hotel's full program, including the Commons Club, a beer garden with live music, a spa, a three story terraced rooftop with a pool, over 15,000 square feet of event space and the Funny Library Coffee Shop work space.
At 1040 South Miami Avenue in the heart of Brickell, steps from Brickell City Centre and the Brickell Avenue office corridor, about two miles from Virgin Voyages Terminal V at PortMiami.
