Lofty Brickell
Lofty Brickell is nearly gone. The 44 story tower on the Miami River topped off in January 2026, took its architectural crowns in June 2026, and counted just seven residences left, every one of them a penthouse priced between $2.4 million and $3.5 million. What sold the building out ahead of its August 2027 delivery target was a formula Miami keeps proving out: fully furnished residences, interiors ready on day one, and ownership flexible enough that buyers can rent their homes on their own terms in the middle of Brickell.

The developer is Newgard Development Group, the Miami firm that built its name on furnished, rental ready residences, and the design is by Arquitectonica. Lofty forms one half of One Brickell Riverfront at 99 SW 7th Street, rising beside The Standard Residences, Brickell, a separate tower by Two Roads Development on the same riverfront site. The scale of the bet shows in the financing: a $513 million construction loan closed for the combined project in late 2025, one of the largest in Florida that year.
Across 44 stories there are 362 residences: studios, one and two bedroom homes, and a penthouse collection on the top floors. Every home is delivered fully finished and furnished, with interiors by INC and the penthouses curated by Artefacto, the Brazilian furniture house whose showrooms anchor the Design District. Launch pricing for studios began at about $493,000 and those homes are sold out; the remaining opportunity is the penthouse tier. Amenities total about 40,000 square feet and lean on the river: a private marina at the base of the tower, a resort pool deck, fitness center, spa, cigar lounge and coworking spaces, with AVRA Estiatorio, the Coastal Greek restaurant from New York, signed for the ground floor.
The riverfront is the context that makes Lofty matter. Brickell City Centre is a few blocks east, the Brickell Avenue office core starts across the river bridges, and the Riverwalk is extending past the site. Buyers here are purchasing two things at once: a furnished Brickell home for their own use, and a rental asset the developer designed to be operated that way from the start.
