The 352 residences are true lofts: open floor plans, concrete floors, stainless steel appliances, wood cabinetry, full-size front-loading washers and dryers, and private balconies. Newgard developed the project with Yves Béhar, the designer behind the building's live/work/play ethos, pitching it to young professionals who would rather walk to work than own a second car. Famously, the building opened with no parking garage at all, one of the few modern downtown towers to do so, leaning instead on the Metromover, Metrorail, the Miami Trolley, and valet. Nearby loft peers include Loft Downtown I and Loft Downtown II.
A two-story sky lounge with ping pong, workspaces, a bar, and a media area anchors the amenity program, alongside a rooftop pool, a fitness center with downtown views, co-ed sauna and steam room, concierge and valet services, and ground-floor restaurant space.
The tower sits about a block from the Whole Foods in the Met 3 building and within two blocks of the Miami Avenue, Knight Center, Bayfront Park, and First Street Metromover stations.
