Two Turnberry is a proposed 14-story Class A office tower at 2750 NE 199th Street in Aventura, planned by Turnberry Associates, the company led by Jackie Soffer behind Aventura Mall, and designed by Arquitectonica. The glass-clad Two Turnberry would deliver roughly 240,000 square feet of office space plus 20,000 square feet of retail on a 3.37-acre site beside Aventura Mall, with a pedestrian bridge planned across Biscayne Boulevard to the Aventura Brightline station.
Turnberry Associates filed plans in March 2022. Two Turnberry remains a proposed development, no groundbreaking date has been announced publicly, so tenants and brokers should track city filings for updates.
Turnberry Associates, developer of the Turnberry Ocean Club Residences and owner of Aventura Mall, leads the project. Miami-based Arquitectonica is the design architect.
Plans call for eight office floors averaging roughly 30,000 square feet each, among the largest new plates proposed in the Aventura submarket.
The proposal includes 720 parking spaces and a 20,000-square-foot landscaped amenity deck, giving tenants outdoor gathering space rare in suburban office product.
About 20,000 square feet of retail is planned, including a bank branch, the site currently hosts a Citibank branch that would be incorporated into the new development.
Aventura pairs one of the country’s top-performing malls with the new Brightline station, drawing corporate relocations that want walkable amenities and one-seat rail access to downtown Miami, Fort Lauderdale, and West Palm Beach.
The tower would join a fast-maturing Aventura office cluster. Directly comparable new inventory includes Optima Onyx Tower, the LEED Platinum tower just south in Hallandale Beach, and Safra 3050 Aventura, Foster + Partners’ headquarters tower now rising nearby. Together they signal Aventura’s shift from a retail-and-resort market into a legitimate corporate address.
The planned pedestrian bridge over Biscayne Boulevard and Dixie Highway would link Two Turnberry directly to the Aventura Brightline station, a genuine differentiator for tenants recruiting across the tri-county area.
