Age is the discount, and the diligence item. Recent listings note the building has completed its 40-year recertification, which is the major structural milestone Florida requires. As with any vintage tower, review the association’s reserves, recent assessments, and insurance before buying; the recertification being done removes the biggest overhang.
A resort-scale package: two pools, spa, gym, tennis and pickleball courts, marina access, valet parking, concierge, 24-hour security, an in-house restaurant and beauty salon, plus a boardwalk connecting to Margaret Pace Park. Few buildings at this price point offer a marina.
Studios through three-bedrooms, roughly 380 to 2,120 square feet. The range is unusually wide: compact studios for first-time buyers and investors, plus large two- and three-bedroom corner units with sweeping bay views for end-users.
The building sustains an active rental market alongside resales. Recent listings show both condos for sale and apartments for rent. Bayfront rentals in this corridor lease steadily to Downtown professionals and medical-center tenants; confirm current rental restrictions with the association.
Recent inventory has ranged from the high $200,000s to about $500,000, with average pricing in the mid-$400s per square foot. A fraction of new Edgewater construction. HOAs run just over $1,100 per month on typical one-bedrooms.
