The Floridian is a 32-story bayfront condominium at 650 West Avenue in South Beach. Completed in 1997 by DK Equity and designed by Cohen, Freedman, Encinosa, the 334-residence tower is a recognizable landmark at the gateway to South Beach, with sweeping views across Biscayne Bay to the Miami skyline.
Residences at the Floridian run from one to three bedrooms (about 840 to 2,285 square feet) with bay windows and balconies facing the water. The building’s resort-style amenity deck and full-time concierge make it a practical full-service address minutes from Lincoln Road.

West Avenue Access to South Beach
The bayfront orientation is the defining feature: nearly every residence frames water and skyline views, and the two pools sit right on the bay. Inside, homes are spacious for the era, with walk-in closets, modern baths, and tile flooring suited to waterfront living.
Nearby bay-side comparisons include Mondrian South Beach, the condo-hotel to the north; Bentley Bay, Arquitectonica’s glass tower; Icon South Beach, the 40-story bayfront landmark; and Murano Grande, another established West Avenue residence.
From 650 West Avenue, Lincoln Road is a short trip east, the Venetian Causeway connects to the mainland in minutes, and the beach is an easy drive or bike ride away, a central base for both South Beach life and commuting across the bay.
The Floridian's Venetian Islands setting offers the same private-island math as its neighbors: waterfront living on a gated island, minutes from South Beach and the mainland. Belle Isle's park and the Venetian Causeway are close, and the causeway run is one of the island's best bike rides. Lincoln Road and Joe's Stone Crab ($$$$) are short drives east. Also tour Bentley Bay and Capri South Beach.
